Legal Opinion
How it works?

Step 3: We send the documents to our empanelled Lawyer to check on any additional charges (towards any complex case) and estimated timeline.
Step 4: In case of complex cases, additional services charges will be intimated to you and upon your confirmation and payment, we will ask lawyer to proceed for the opinion checking on the provided documents.
Step 5: Lawyer will send the additional list of documents required (if any) or share the Legal Opinion on the property based on the documents provided. Hard copy of the Legal opinion will be dispatched to your address along with the documents provided.

How it works?
Step 1: Place your order.
Step 2: Send us the property document or courier it to us, whichever is convenient. We can arrange pickup of documents as well.
Step 3: We send the documents to our empanelled Lawyer towards preparing/vetting of the Agreement/Deed.
Step 4: Lawyer will send us the draft format with the prime intention of protecting your interests and also ensure that transaction is clean and grants you peaceful possession of the property.

How it works?
Step 1: Place your order.
Step 2: Share the Sale Deed draft format, Previous Sale Deed copy, Latest Property Tax Payment Receipt copy, Khata Certificate & Extract copy or courier it to us, whichever is convenient. We can arrange pickup of documents as well.
Step 3: We send the documents to our empanelled Lawyer towards checking the registration fees, stamp duty charges.
Step 4: We assist you in getting the payment instrument ready in time (if required).
Step 5; We will help and guide you on TDS deduction as may be applicable.
Step 6: If you cannot be physically present for the registration, we help you in preparing a specific Power of Attorney (PoA) to represent your relative on this matter. In case of NRIs, adjudication of PoA is necessary and extra charges and stamp fee will apply.
Step 7: Our executive and Lawyer will be physically present with you or your PoA holder at the time of registration. We handhold you through the process to make sure things go smoothly.

- Our executive coordinates with you and the tenant for getting the agreement signed and franked. Intimation to tenant about our role in this exercise needs to be communicated by you, in advance to ensure smooth completion.

Khata Service
How it works?

Step 3: We check the possibility of converting and obtaining the Khata with the local municipal authority and brief you on the process involved, documents required and our service charges towards the same.
Step 4: Once you confirm us to proceed, we will apply for Khata collecting required documents from you. We do the running around and follow up to get the Khata obtained in your name. However, issuance/transfer of Khata is strictly based on the records available, documents requested and official decision.
Step 5: Once Khata is obtained, it will be dispatched to your address. International shipping will cost additional.

How it works?

Step 3: We apply to the local Sub Registrar office under whose jurisdiction the property is situated. We do the running around and follow up to get the document.

How it works?
Step 1: Place your order.
Step 2: Send us scanned copy of the required documents or courier it to us, whichever is convenient and your address to dispatch the Property Tax receipt.
Step 3: We will visit the jurisdictional municipal authority/BBMP/BDA/Gram Panchayat and get estimate of your tax dues and will inform you.
Step 4: Once you transfer the money (Online Payment/Wire or Cheque), we assist in procuring DD (Demand Draft) to make the payment. We do the running around and follow up to get the tax receipt.
Step 5: On making the payment at the local municipal office, we will obtain tax paid receipt and it will be dispatched to your address. International shipping will cost additional.

- Sale Deed copy
- Last paid Property Tax Receipt
- Information on whether your property is rented out or is self-occupied.
- BESCOM (Electricity) RR No. (Required in case your property falls under BBMP’s jurisdiction).
Time Line:
Finding Tax Breakup: Within 4-7 business days after realization of payment and receipt of document.
To Pay Dues: within 7-10 business days after receipt of payment.

How it works?

Step 3: We will visit the jurisdictional BESCOM office and update you on the any additional govt. charges (Security Deposit), Notarization charges, any further requirements on documents needed to complete the Name transfer or Name change in BESCOM records.
Step 4: Once you confirm the availability of documents and share the same, we assist you in filing your application physically and will followup to obtain the Official Memorendum (OM), confirming the name change is done at BESCOM records.
Step 5: Once OM is obtained, it will be dispatched to your address. International shipping will cost additional.
